Custom Home Construction in Spring Lake
Custom homes in Spring Lake are often built with longevity in mind, and the ground has a say before the floor plan does. Most of the room left to build on sits high and sandy in the northwest of the township, out toward North Shore Estates, where the land stands roughly 40 to 60 feet above the water. That is a view from the living room and a set of decisions for everyone on site: where a truck turns, where the pump sits, how the foundation steps down.
Sand is the rest of the story, loose and free draining rather than heavy clay, so the risk below grade is water and running sand, not rock. Groundwater comes up in spring, and a full basement can be ordinary on one lot and a poor idea two lots away, so basement, crawlspace or slab is a question we answer parcel by parcel.
Roofs here are also framed for heavier snow than roofs on the inland side of the same county, so a truss package quoted off someone else's drawings is not automatically right. We stay close to homeowners and their design professionals, and as your general contractor we catch that on paper rather than on the delivery truck.
Full Home Renovations That Work All Year
Many Spring Lake homes are renovated to improve flow, functionality, and comfort. Addressing multiple areas at once allows the home to feel cohesive rather than pieced together. The most common version here is a house that began as a cottage. Out toward Strawberry Point and along the bayous, whole pockets of the township started as summer places and are lived in all year.
A cottage built for summer needs insulation, air sealing, windows, heating, plumbing and often the layout reconsidered together, because improving one alone just moves the problem. Those pockets sit on public water and public sewer, so the septic question never comes up. Closer to the water at Lloyd's Bayou the ground turns soft and organic, so what the soil will carry drives the foundation work. Running the whole conversion through one general contractor keeps the insulation, the mechanical work and the finish carpentry from working past each other.

The Village is a different job. Roughly a third of the houses there were standing before 1940, in the Mill Point plats and the additions behind them. That age brings balloon framed walls with no firestopping, plaster over wood lath, joists notched by generations of trades, and rubble foundations that will not take a new point load.
On a house that age, lead safe practice is how the work gets done. The lots are small and deep, so where the dumpster sits and where material lands gets settled early, because staging on a Village street constrains a renovation before the scope does.
Winter is the right season for much of it, since interior work keeps moving through the months when nothing can be poured outside. Home Additions That Fit a Spring Lake Lot

Going up puts the existing framing in front of the plan, because everything under that new floor has to carry it, right down to the footings. Better known on paper than halfway through framing.
Going down matters just as much. A new footing reaches below the frost line, and beside a shallow older foundation that often means going deeper than what is already there. On a house from the 1990s or later the floors and roof are engineered lumber, so a trussed attic is not a bonus room and a new bath drain follows the manufacturer's chart. As your general contractor, we settle that before anyone promises you a bedroom over the garage.
